DDJAY plotted colonies in Haryana: what buyers must understand
A plain-language guide to the policy, project approvals, buyer eligibility and checks required before purchasing a DDJAY plot.
DDJAY is Haryana’s Affordable Plotted Housing Policy, introduced to encourage licensed high-density plotted colonies. A project being marketed under DDJAY does not mean every advertisement, broker or plot is automatically government-guaranteed.
First identify the coloniser, exact project name, licence number, licensed land and approved layout. Match the plot number, dimensions, road and adjoining land with the sanctioned plan—not only a sales map.
Check the project on Haryana RERA wherever registration applies. Review the registration validity, declared completion date, quarterly progress, approvals, litigations and the phase covering the plot offered to you.
Confirm whether roads, drainage, sewerage, water supply, electricity and community sites shown in the plan are completed on the ground. Visit after rain where possible and ask occupied households about water pressure and maintenance.
Review title documents, encumbrances, payment schedule, development charges, possession terms, conveyance conditions and cancellation deductions with an independent property lawyer before paying a token.
The original 2016 policy has been amended and extended over time. Always read the provisions applicable to the project’s licence date and present phase rather than relying on a general DDJAY brochure.
