Bahadurgarh circle rate 2026: how to read the official 50-page schedule

Jhajjar district has published a separate 50-page Collector Rate Bahadurgarh 2026 file. It does not give one rate for the whole city: buyers must match the exact revenue estate, land use, road position and unit before estimating registration value.

Bahadurgarh has its own 2026 collector-rate file

The Jhajjar district administration published Collector Rate Bahadurgarh 2026 on 13 April 2026. The official download runs to 50 pages and is separate from the district files for Jhajjar, Badli, Beri, Matanhail and Salhawas. A buyer should therefore use the Bahadurgarh document for a property falling in Bahadurgarh tehsil rather than applying a district-wide headline number.

There is no single Bahadurgarh circle rate

The schedule is organised revenue estate by revenue estate. Each table identifies the village or urban area and separates agricultural land from non-agricultural categories. Road frontage, municipal limits, authorised or unauthorised colony status and the recorded property use can change the applicable entry. A broker's verbal rate or a nearby colony's rate is not enough to calculate the legal registration benchmark.

The first four tables show why location matching matters

The opening pages list agricultural minimum rates of ₹78 lakh per acre for Bir Barkatabad, ₹82.5 lakh per acre for Balor, ₹1.05 crore per acre for Jakhoda and ₹82.5 lakh per acre for Isarheri. These are examples from four separate revenue estates in the official file—not an average for Bahadurgarh and not a market-price quotation.

Agricultural and residential figures use different units

The official tables present agricultural land on a per-acre basis, while non-agricultural residential, commercial and industrial entries are shown using a different area unit in the relevant columns. Before multiplying any number, confirm the unit printed over that column and convert the deed area correctly. Mixing acres, square yards and square metres can produce a materially wrong valuation.

Road frontage and colony status can alter the relevant row

Several village tables distinguish land abutting named roads or lying within stated distances from those roads. Urban tables also separate municipal areas and colony categories. Record the khasra number, exact road, distance from the road and planning status before selecting a row. A property marketed simply as being near NH-9, the bypass or a sector road still needs documentary location matching.

Collector rate is a registration benchmark, not the sale price

The collector rate is the government benchmark used for valuation during registration. The negotiated market price may be higher, and the deed cannot be valued merely by choosing the lowest-looking entry in the PDF. Construction value, property category, transaction value and other registration rules may also affect the amount on which duty is calculated.

A practical six-step check before paying a token

First, obtain the complete property description and title chain. Second, match the tehsil and revenue estate. Third, verify the khasra, municipal or colony status and permitted use. Fourth, locate the relevant road-distance row and unit in the 2026 PDF. Fifth, compare the result with the proposed deed consideration and applicable construction value. Finally, have the entry confirmed through the deed-registration office or a qualified document professional before paying stamp duty or a non-refundable token.
