Bahadurgarh property tax online and NDC: buyer guide 2026
Bahadurgarh properties fall under Municipal Council Bahadurgarh in Jhajjar district, Haryana. Before registry, buyers can use Haryana’s official Property Tax and No Dues Certificate portal to find the municipal record, check dues and identify data mismatches—but an NDC is not proof of ownership or clean title.
Bahadurgarh is a municipal council in Jhajjar district
The official Municipal Council Bahadurgarh page describes Bahadurgarh as a city, sub-district or tehsil and municipal council in Jhajjar district, Haryana, comprising 31 wards. District Jhajjar separately lists Bahadurgarh among its subdivisions and tehsils. This jurisdiction matters when searching a property-tax record: a buyer should select Bahadurgarh as the municipality, while using Jhajjar as the district for district-level land, collector-rate and administrative records.
Bahadurgarh is also in NCR—but it is not Delhi
The National Capital Region Planning Board lists Jhajjar among Haryana’s NCR districts and identifies Bahadurgarh as a regional centre. NCR status is a regional-planning classification; it does not move a Bahadurgarh property into Delhi’s registration, tax or building-control system. A Bahadurgarh transaction remains subject to the applicable Haryana, Jhajjar, municipal, HSVP or licensed-colony records for that exact property.
Use the official Haryana Property Tax and NDC portal
Haryana’s Urban Local Bodies Department operates the Property Tax Dues Payment and No Dues Certificate portal. Its public property search includes Bahadurgarh in the town list. The official FAQ says the municipality is a mandatory search field and allows further searches using colony, property category, plot number, owner or occupier name, mobile number, old property ID or the eight-character Property ID. The portal also provides a GIS-map search, application-status tracking, help manuals and a list of supporting documents.
Match the municipal record before paying dues
After locating a record, compare the owner or occupier name, property category, plot number, colony, address, area and Property ID with the seller’s documents and the property visible on site. The portal’s FAQ describes a self-certification process in which each data section is checked before verification. If a material detail is wrong, do not simply certify it to obtain a faster certificate. Use the update or objection workflow with supporting documents and wait for the municipality’s decision.
What the online NDC process covers
The official FAQ says a registered user can enter the Property ID under ‘Make Payment/Generate NDC’, review the displayed liabilities and use ‘Pay All Dues and Generate NDC’. It identifies property tax including fire tax, development charges and garbage-collection charges among the dues that may appear. The portal uses an OTP sent to the registered mobile number before online payment. The amount shown is property-specific; Haryana Realty Hub does not publish a standard Bahadurgarh tax amount because category, assessment and outstanding dues can differ.
An NDC is not a title certificate
A municipal NDC can show the dues position recorded by the urban local body at the time of issue. It does not by itself prove that the person presenting it owns the property, that the title chain is complete, that the built area is sanctioned, or that no mortgage, court case, acquisition issue or private charge exists. A property-tax entry may use an owner or occupier description for municipal administration; buyers must reconcile it with the registered title and other competent-authority records.
Check the right record for the type of Bahadurgarh property
For an HSVP plot, verify allotment, conveyance, transfer, enhancement dues and building records with HSVP. For a licensed colony or project, match the exact phase to the Town and Country Planning licence and Haryana RERA registration where applicable. For village or agricultural land, use the official Jamabandi record, mutation, khasra and access documents. For municipal houses and plots, add sanctioned building-plan, occupation and property-tax checks. No single portal replaces all of these records.
Eight checks before a Bahadurgarh registry
First, select Bahadurgarh on the official Property Tax and NDC portal. Second, find the exact Property ID rather than relying only on the seller’s name. Third, match plot, colony, category, area and address. Fourth, resolve any objection or mismatch before payment. Fifth, inspect the dues breakup and preserve the official receipt and NDC. Sixth, match the registered title chain, seller identity and encumbrance position. Seventh, verify the applicable HSVP, TCP, RERA, Jamabandi, building-plan and occupation records. Eighth, compare the proposed deed value with the correct 2026 collector-rate row and obtain an independent legal review before paying a non-refundable token.
