Captain Ranjit Singh Enclave, Hisar: 536 plots in RERA filing, but check permitted land use

Haryana RERA lists the Village Dabra project under registration HRERA-PKL-HSR-968-2026. Its promoter's 43.85-acre filing lists 536 plots and refers to industrial plotting and industrial/commercial FAR. Buyers should verify the sanctioned use of the exact plot before treating the enclave name as proof of residential approval.

What the official record establishes

This is an original buyer guide based on the current Haryana RERA record, not a newly announced launch. The authority's project page names Captain Ranjit Singh Enclave at Village Dabra, Hisar, with CRSD Developers as promoter. It shows registration HRERA-PKL-HSR-968-2026, an approval dated 20 August 2026 and a certificate marked uploaded. The registered-project directory gives 21 April 2031 as the registration-up-to date. These records establish the project identity and recorded registration position; they do not establish that a particular plot is available for sale or ready for possession.

How much land and how many plots are in the filing?

The promoter's Form REP-I describes 43.85 acres and a schedule totalling 536 plots across 35 listed sizes. It allocates 28.235 acres to plots for sale, 12.368 acres to roads, 1.227 acres to parks and playgrounds, 1.464 acres to land for government community services and 0.556 acre to services. Those are filed project figures, not a current inventory count or confirmation that roads and services have been built.

Why the project name alone does not answer the land-use question

The same filing states permissible FAR of 1.0 for industrial and 1.5 for commercial uses. Its description of the landowner–developer arrangement refers to industrial plotting or another use permitted by the competent authority. That is a material warning against assuming the word ‘Enclave’ means residential plots. A buyer should obtain the DTCP licence, approved layout, zoning plan and the particular plot's designated use. The filing identifies DTCP licence 72 of 2026, dated 22 April 2026, and says it is valid until 21 April 2031. The actual licence and approved plan control the permitted use; the text of the promoter's application alone is not a substitute.

Infrastructure is planned; check what exists today

The promoter's application lists estimated expenditure on internal roads, water, drainage, electricity, sewerage and street lighting. In its external-service approvals table, the application marked ‘No’ for road, water, electricity, sewage-disposal and storm-water-drainage connection approvals at the time of filing. These are historical application entries, not proof of the position on 17 October. Ask for the latest approvals, quarterly progress disclosures, utility-connection documents and a site inspection before paying. The promoter's likely completion date in the filing is 21 April 2031; it is a declared schedule, not a possession guarantee.

Price, availability and buyer impact

Neither the official project page nor the filed plot schedule is a dated public price list. The 536-plot total does not mean 536 plots remain unsold. Request a written quote identifying plot number and area, use category, basic consideration, development and maintenance charges, taxes, payment milestones and possession conditions. Compare the exact plot with the approved layout and the applicable Hisar collector-rate row; do not use an unsupported locality-wide asking band as a valuation. A commercial or industrial plot also needs checks tailored to the intended business activity, access for vehicles and applicable permissions.

Six checks before a booking amount

First, search the exact project registration number on Haryana RERA and download the current certificate. Second, compare the plot number with the approved DTCP licence, layout and zoning schedule. Third, ask the promoter to state the plot's legally permitted use in writing; do not infer residential permission from the brand name. Fourth, inspect the latest quarterly progress and service-connection approvals. Fifth, examine the title or collaboration chain, encumbrances and plot-specific dues with an independent professional. Sixth, record the total price and delivery terms in the agreement, and visit Village Dabra to confirm access and the physical stage. A project registration is an important starting point, but it does not replace these unit-level checks.
