Gurugram property prices 2026: ₹1.38-lakh-crore launch value needs a buyer reality check

PropEquity data reported on 12 October places Gurugram first among Indian residential markets by 2025 launch value, at ₹1.38 lakh crore across 23,809 units. The figures confirm a strong premium-housing shift, but they do not establish the market price, resale liquidity or legal safety of any individual Gurugram property.

Gurugram led residential launch value in 2025

A PropEquity market report covered by The Economic Times on 12 October 2026 says Gurugram recorded residential launches worth ₹1.38 lakh crore across 23,809 units in 2025. The reported average launch value was more than ₹6 crore per unit. Across the wider National Capital Region, launches were valued at ₹2.16 lakh crore across 50,167 units, or roughly ₹4 crore per unit. These are aggregated launch-market figures, not registered sale prices for every home or a valuation of an individual project.

The Mumbai–NCR price gap has narrowed—but the comparison is regional

The reported dataset places Mumbai at about ₹26,300 per square foot and NCR at about ₹16,000 per square foot in 2026, a ratio of roughly 1.6. In 2010, the comparison was ₹13,500 per square foot for Mumbai against ₹4,000 for NCR, or 3.3 times. A regional average can show broad market direction, but it combines locations with very different land values, home sizes, construction quality and transaction depth. It should not be applied directly to a specific Gurugram sector or apartment.

Premium housing is driving a large part of the change

The same report says the value of homes priced above ₹5 crore expanded from ₹12,223 crore in 2020 to ₹2.39 lakh crore in 2025 across the analysed markets. Times of India separately reports that affordable and mid-segment homes together represented only about 4% of NCR absorption in the report, while Gurugram overtook Mumbai during 2025 in both volume and value of launches priced at ₹5 crore and above. Buyers should therefore read headline growth as a premium-market story rather than evidence that every residential category rose at the same pace.

NCR sales value grew while unsold-inventory overhang reduced

According to the report coverage, NCR residential sales value reached about ₹1.6 lakh crore in 2025, roughly 1.7 times the level recorded in 2023, with Gurugram accounting for around 60% of the region’s sales value. The reported unsold stock declined from about 1,35,500 units and 44 months of overhang in 2014 to an estimated 12 months in 2025. Developers launched 49,160 units against reported absorption of 43,880 units in 2025. These measures describe the region and period covered by the dataset; a particular project can still have slower sales, delayed delivery or limited resale demand.

A high launch value is not the same as a completed transaction

Launch value is generally derived from the number of units introduced and their quoted launch pricing. It can be affected by unit size, premium configuration and developer positioning. A buyer should separately check the current all-inclusive offer, actual resale evidence, registered-document value where available, maintenance and club charges, floor or location premiums, taxes, financing cost and possession stage. Do not treat a brochure rate or regional average as proof of the amount at which the property can later be sold.

Compare the exact micro-market, not only the Gurugram label

Golf Course Road, Golf Course Extension Road, Dwarka Expressway, New Gurugram, Sohna Road and Manesar-side sectors serve different buyer pools and have different infrastructure, occupation and supply conditions. Even within one corridor, prices can vary by sector, completed access road, project phase, tower, floor, view, usable area, possession status and developer obligations. Compare at least three genuinely comparable properties in the same micro-market before accepting a quoted premium.

Official collector rates answer a different question

District Gurugram publishes separate 2026–27 collector-rate schedules for Gurugram, Badshahpur, Farrukhnagar, Wazirabad, Sohna, Manesar, Pataudi, Kadipur and Harsaru. These government benchmarks support registration valuation; they are not the same as PropEquity’s market averages, a developer’s launch price or a negotiated resale amount. Match the property to the correct tehsil, locality, category and schedule instead of comparing one district-wide headline number.

Eight checks before buying into a fast-rising market

First, identify the exact project and registered phase on Haryana RERA. Second, compare carpet or usable area rather than relying only on a saleable-area headline. Third, obtain the complete all-inclusive cost sheet. Fourth, inspect current access, water, drainage, sewerage and occupation—not only promised infrastructure. Fifth, compare completed resale and rental evidence in the same micro-market. Sixth, check the applicable 2026–27 collector-rate schedule and transaction costs. Seventh, stress-test the home-loan EMI and holding period. Eighth, have title, approvals, encumbrances, payment terms and possession documents independently reviewed before paying a non-refundable amount.
