A Haryana RERA project is marked ‘lapsed’: what buyers should check before paying
Haryana RERA’s live project registers contain active and lapsed registrations side by side. The label is a warning to identify the exact phase, validity date, extension record and completion documents before a booking or resale payment.
The register shows the status against the exact project phase
Haryana RERA maintains separate project registers for Gurugram and for the rest of the state. Each row identifies the registration certificate, project name, promoter, location, district and registration-validity date. When the portal marks a record as ‘Lapsed Project’, buyers should work from that exact registration number rather than relying on the broader township or developer name.
The validity date is the first figure to record
The state register currently marks Terra Lavinium in Faridabad Sector 75 as lapsed and shows registration validity up to 31 March 2024. In the Gurugram register, 102 Eden Estate II in Sectors 102 and 102A is marked lapsed with validity up to 31 March 2025. These dates are project-record dates; they are not possession promises for every individual buyer.
One township name can contain different registration positions
The Gurugram register demonstrates why the phase name matters. It lists 102 Eden Estate with validity up to 30 April 2024, 102 Eden Estate II as lapsed with validity up to 31 March 2025, and 102 Eden Estate III with validity up to 27 November 2029. A sales claim about ‘Eden Estate’ is therefore incomplete until the buyer matches the offered plot or unit to the precise phase and registration certificate.
Open the links beside the record—not only the headline row
The project tables provide links for the project filing, corrigenda, quarterly progress, monitoring cases and occupancy or completion documents where available. Check whether an extension or superseding registration has been issued, whether recent quarterly progress has been filed, and whether an OC, CC or part-completion certificate covers the specific tower, block or plotted phase being offered.
Ask for four documents before a token payment
Ask the seller or promoter for the current Haryana RERA registration or extension order, the latest sanctioned plan showing the offered unit or plot, the applicable occupancy or completion certificate, and a statement of outstanding development and maintenance dues. Match every document to the same promoter, project phase, sector, land parcel and registration number shown on the official portal.
A resale buyer must also check title and possession
For a completed or occupied resale property, the portal status is only one part of the file. Verify the registered conveyance or allotment chain, possession record, society or maintenance dues, mortgage release, property-tax position and whether the completion document actually includes the property being sold. A different phase’s certificate does not establish completion for the offered unit.
