Six-year handover delay: Haryana RERA awards about ₹22.7 lakh to two Gurugram buyers
Haryana RERA’s adjudicating officer has directed Vatika Ltd to compensate two buyers of a 1,700 sq ft home in the Xpressions project, Sector 88B, after possession was delayed well beyond the 2020 contractual date.
The order concerns a Sector 88B apartment
According to a report published on 11 September 2026, Haryana RERA adjudicating officer Rajender Kumar passed the compensation order on 2 September. The complainants had booked unit HSG-028, measuring 1,700 sq ft, in Vatika’s Xpressions project in Gurugram Sector 88B.
The agreement, payment and possession timeline
The builder-buyer agreement was executed in August 2016. It recorded a total sale consideration of ₹1,04,39,097, and the buyers had paid ₹21,19,126 by 13 June 2017. Possession was stated to be due by 11 August 2020 with an additional 60-day extension, but the unit was not handed over within that period.
What the adjudicating officer awarded
The report states that the adjudicating officer directed the developer to pay nearly ₹22.7 lakh in compensation, together with 11% annual interest on that compensation from the date of the order until payment. It also reports awards of ₹1 lakh for mental agony and harassment and ₹50,000 toward litigation costs.
An earlier refund direction formed part of the case
Haryana RERA had earlier, on 23 April 2024, directed the developer to refund the amount paid by the complainants with interest. In the later compensation proceedings, claims for rent and reimbursement of housing-loan interest were rejected because interest had already been awarded on the deposited amount.
The practical lesson for delayed-project buyers
A delay claim depends on the exact agreement, promised possession date, extension clause, payment record and relief already granted. Buyers should preserve the signed agreement, every receipt, demand letter, loan statement and correspondence, and should check the project’s current registration and case record on the Haryana RERA portal.
