Kharkhoda property rates in 2026: IMT, town and sector prices are not interchangeable

Kharkhoda is attracting searches for plots, townships and IMT-linked land, but one headline rate cannot describe four different markets. Buyers need to separate the old town, licensed residential projects, industrial plots and agricultural revenue estates before comparing prices.

Kharkhoda is one name but several property markets

A search for ‘Kharkhoda property rates’ can refer to a house or shop in the municipal town, a plot in a licensed residential colony, an industrial site inside IMT Kharkhoda, or agricultural land in a surrounding revenue estate. These properties have different permitted uses, documents, measurement units, buyer pools and registration benchmarks. Comparing them through one per-square-yard quotation can therefore produce a misleading result.

The official IMT figures explain the industrial interest

HSIIDC says IMT Kharkhoda was planned in 2013 along the Kundli–Manesar–Palwal Expressway. Its published estate profile records 2,528 industrial plots in the layout and 1,083 allotted plots. The authority also places the estate about 65 km from Indira Gandhi International Airport and about 18 km from both Sonipat railway station and NH-44. These are industrial-estate facts; they do not establish the legal status or market value of a nearby residential or agricultural parcel.

Maruti’s second plant adds capacity, not a guaranteed land return

Maruti Suzuki began commercial production at its second Kharkhoda plant on 18 May 2026. The reported annual capacity of that plant is 2.5 lakh vehicles. Manufacturing activity can support employment, logistics and housing demand over time, but it does not convert surrounding land to industrial or residential use and it does not guarantee appreciation. Every parcel must still be checked against the applicable development plan, licence and revenue record.

Kharkhoda has a separate final collector-rate file for 2026–27

The Sonipat district administration published a dedicated Kharkhoda Final Collector Rates 2026–27 schedule on 2 April 2026. This is the official starting point for the registration benchmark, but the correct entry still depends on the exact village, sector or colony, road category and property use. A figure for an urban residential plot should not be applied to agricultural land or an HSIIDC industrial plot.

Collector rate and asking price answer different questions

The collector rate is an official valuation benchmark used in registration and stamp-duty assessment. An asking price is the amount sought by a seller or promoter. The two may differ substantially. Record both figures in the same unit, add development charges, transfer fees, taxes and other compulsory costs, and compare only properties with the same use, approval position, possession status and road access.

Six checks before paying for a Kharkhoda plot

Identify the exact khasra, plot, sector, colony and village; match the seller with the latest title and revenue record; verify the colony licence and sanctioned layout for residential projects; open the exact Haryana RERA phase where registration applies; confirm current road, water, sewer and electricity provision on site; and check acquisition, mortgage, litigation and land-use restrictions with an independent property lawyer. For industrial property, use HSIIDC’s plot-status and allotment records rather than a residential listing.
