A second production line is now operating at Kharkhoda
Maruti Suzuki announced the start of commercial production at its second vehicle plant at the Kharkhoda manufacturing site in Sonipat district. The reported annual capacity of the new plant is 2.5 lakh vehicles, matching the first plant’s stated capacity and taking the combined operating capacity at the site to 5 lakh vehicles per year.
Industrial capacity is not a residential price forecast
A large manufacturing investment can support employment, supplier movement, logistics and service demand, but it does not guarantee appreciation in every nearby plot or colony. Residential value still depends on approved land use, project identity, completed roads, water and sewerage, occupation and the exact distance from employment nodes.
IMT and town property are different markets
HSIIDC’s IMT Kharkhoda is an industrial estate with its own allotment, permitted-use and construction conditions. Kharkhoda town, licensed residential sectors, DDJAY colonies and surrounding agricultural revenue estates follow different approval and pricing evidence. Buyers should not use an industrial allotment rate as the value of a residential or agricultural property.
What commercial buyers should examine
Businesses should verify permitted industrial use, plot allotment or transfer conditions, utility capacity, access for heavy vehicles, environmental requirements, construction timelines and outstanding HSIIDC dues. Supplier demand is industry-specific; proximity alone does not establish that a site suits a particular operation.
What home and plot buyers should examine
Match the project or colony to its Haryana RERA registration and licence, inspect the actual approach road and services, and compare the asking price with completed transactions where available. For surrounding village land, verify ownership, mutation, access, acquisition notifications and current land use before paying a token.
