RBI repo rate rises to 5.50%: Haryana home-loan EMI impact, with examples

The RBI has raised the policy repo rate by 25 basis points to 5.50%. A repo-linked floating home loan may become costlier after the lender's contractual reset, but the timing and amount depend on the loan benchmark, spread and reset date. Here are transparent EMI examples and the checks Haryana buyers and borrowers should make.

The policy repo rate is now 5.50%

On 7 October 2026, the Reserve Bank of India's Monetary Policy Committee unanimously increased the policy repo rate by 25 basis points, from 5.25% to 5.50%, with immediate effect. The standing deposit facility rate consequently moved to 5.25%, while the marginal standing facility rate and Bank Rate moved to 5.75%. The Committee also changed its policy stance to calibrated tightening. This is a national monetary-policy decision; its property impact reaches every Haryana market where buyers use floating-rate housing finance.

A repo-rate increase does not rewrite every home loan on the same day

First identify the benchmark printed in the sanction letter or loan agreement. A repo-linked external-benchmark loan can reprice when its contractual reset date arrives. An MCLR, base-rate or fixed-rate loan follows a different mechanism. The borrower's final rate also includes the lender's spread, so a 25-basis-point policy move does not prove that every customer's rate or EMI will rise by exactly 0.25 percentage point. Check the lender's written reset notice and revised amortisation schedule before calculating the impact.

Worked example: a ₹50 lakh loan over 20 years

For illustration, a ₹50 lakh loan with 20 years remaining has an EMI of about ₹43,391 at 8.50% a year. If the entire 25-basis-point increase is passed through and the rate becomes 8.75%, the EMI is about ₹44,186—an increase of roughly ₹794 a month. These figures use the standard reducing-balance EMI formula, monthly compounding and an unchanged 240-month tenure. They exclude insurance, fees, prepayments and any lender-specific rounding.

Illustrative EMI changes at three loan sizes

Using the same assumptions—20 years remaining and a rate moving from 8.50% to 8.75%—a ₹30 lakh loan moves from about ₹26,035 to ₹26,511, a monthly increase of roughly ₹477. A ₹50 lakh loan rises by about ₹794, and a ₹1 crore loan moves from about ₹86,782 to ₹88,371, an increase of roughly ₹1,589. These are examples, not quoted lending rates or forecasts for a particular bank.

The lender may change EMI, tenure or both

RBI's floating-rate reset framework requires regulated entities to communicate the possible impact of benchmark changes and inform borrowers of an increase in EMI, tenure or both. When rates reset for a loan category, the lender must offer applicable choices under its policy, including a higher EMI or longer tenure; part or full prepayment must also be permitted during the loan tenure, subject to the governing directions. A fixed-rate switch may be offered under the lender's board-approved policy and can carry disclosed charges.

What an existing Haryana borrower should request

Download the latest loan statement and note the outstanding principal, current rate, benchmark, spread, next reset date, remaining months and present EMI. Ask the lender for the revised annual percentage rate and amortisation schedule. Compare the total interest under a higher EMI with the total interest under an extended tenure. Confirm whether a part-prepayment reduces EMI or tenure, and obtain the charge schedule before requesting a fixed-rate conversion or balance transfer.

What a property buyer should do before finalising a budget

Run the purchase at three interest-rate scenarios rather than one advertised teaser rate. Keep stamp duty, registration, maintenance deposits, parking, insurance and fit-out costs outside the loan eligibility figure. For an under-construction home, test whether the household can carry rent plus pre-EMI during delay. For a plot loan or self-construction loan, verify the disbursement stages and completion conditions because they may differ from a ready-home loan.

Do not compare loans on EMI alone

A lower displayed EMI can result from a longer tenure rather than a cheaper loan. Compare the benchmark and spread, reset frequency, annual percentage rate, processing and legal charges, insurance bundling, prepayment rules, fixed-switch terms and total interest over the remaining tenure.
